If you’re comparing prices, make sure you’re comparing the same scope of work. Some plumbers quote low to get in the door, then add fees once they’re already at your house. We don’t do that.
If your water heater is over 10 years old, it’s living on borrowed time. Most units last 8 to 12 years, and once they start failing, repairs usually just buy you a few more months.
Signs you need a replacement: rusty water coming out of your taps, strange noises like popping or banging from the tank, water pooling around the base, or inconsistent hot water. If you’re constantly adjusting the temperature or running out of hot water faster than you used to, the heating element or tank itself is probably shot.
In Anclote, hard water speeds up the process. Sediment builds up inside the tank and corrodes it from the inside out. If you’ve never flushed your water heater, that buildup is already there. We can assess whether a flush and repair will help or if replacement is the smarter move.
Shut off the water. If it’s a specific fixture like a toilet or sink, turn the valve under or behind it clockwise until it stops. If you can’t find the valve or it’s a bigger issue like a burst pipe, go to your main water shutoff—usually near the water heater or where the line enters your house—and turn that off.
Once the water’s off, call us. We handle emergency plumbing calls and can walk you through what to do while we’re on the way if needed.
Don’t try to patch a burst pipe with tape or temporary fixes unless you have no other option. It’ll just fail again, and you’ll end up with more water damage. The faster you get it properly fixed, the less damage you’re dealing with overall.
Yes. If something we installed or repaired fails because of our work, we come back and fix it. That’s the standard.
What we don’t guarantee is a 30-year-old pipe that was already corroded before we touched it. If we replace a section and another section fails six months later, that’s not a workmanship issue—that’s an aging system issue. We’ll be upfront with you about that during the consultation.
We also can’t guarantee timelines if we run into something unexpected, like finding out your plumbing isn’t up to code or discovering hidden damage once we open a wall. But we’ll tell you what’s going on and what it’ll take to fix it before moving forward. You’re never locked into something you didn’t agree to.
A basic repair like fixing a leaky faucet or unclogging a drain usually takes an hour or two. Water heater installation takes half a day, sometimes longer if we’re dealing with old connections or code updates.
Bigger jobs like repiping a section of your house or replacing a sewer line can take a few days depending on access and scope.
